We are delighted that you are interested in leasing an apartment in our community. In order to help you in making your decision, we have listed below the criteria for qualifying as a resident with us.
RESIDENCY QUALIFICATION CRITERIA
- A separate rental application must be fully completed, dated and signed by each applicant and all co-applicants. Spouses may complete one rental application; the fee will be $90. The cost per applicant will be $75.
- As part of our application process, we use ID/Income verification as part of our on-line process. A valid ID must be presented.
- Applicants must have at least 12 months of satisfactory and verifiable rental or home ownership history with no more than two (2) late payments in the past year, and no outstanding rental or mortgage balances due.
- Applicants must have an excellent utility bill payment history with no more than two (2) late payments in the past year.
- Each applicants credit report must include at least three lines of credit with no more than two late payment reports, neither of which can be more than 60 days past due. Applicants with less than three lines of credit must have no record of late payment. In cases where bankruptcy has been filed, applicants must have a subsequent one-year credit history meeting the above criteria.
- Single applicants must document a gross-monthly income of at least 2.5 times the rental amount being applied for. Multiple applicants must jointly document a gross-monthly income of at least 3.5 times the rental amount being applied for.
- Employment and monthly income must be verifiable for each applicant.
- Applicants who are first-time renters, or do not have sufficient income under paragraph 6, may qualify by having the lease guaranteed by a guarantor. The guarantor must meet all other qualifying criteria. The guarantor must complete and sign a lease guaranty agreement. Guarantors may be held responsible for all of the lease obligations, including the entire rent and other costs, such as damages, even if you have roommates.
- Should you fail to meet one of the above criteria, other than #3, you may elect to pay an additional deposit equivalent to one (1) months rent prior to move-in or have a qualified guarantor.
- Should you fail to meet two or more of the above criteria, other than #3, you may elect to pay rent for the entire initial lease term prior to move-in or have a qualified guarantor.
Criminal conviction history of violent or sexual crimes, any felonies, violent or personal property misdemeanors, drug related convictions, or evictions.

BY PROCEEDING WITH THIS APPLICATION I ACKNOWLEDGE THAT I HAD AN OPPORTUNITY TO REVIEW THE PROPERTYS RENTAL SELECTION CRITERIA, WHICH INCLUDES REASONS WHY MY APPLICATION MAY BE DENIED, SUCH AS CRIMINAL HISTORY, CREDIT HISTORY, CURRENT INCOME, AND RENTAL HISTORY. I UNDERSTAND THAT IF I DO NOT MEET THE PROPERTYS RENTAL SELECTION CRITERIA OR IF I FAIL TO ANSWER ANY QUESTION OR GIVE FALSE INFORMATION, THE PROPERTY MAY REJECT THE APPLICATION, RETAIN ALL APPLICATION FEES, ADMINISTRATIVE FEES, AND DEPOSITS AS LIQUIDATED DAMAGES FOR ITS TIME AND EXPENSE, AND TERMINATE MY RIGHT OF OCCUPANCY.
